Eixos International Expansion

The EIXOS São Paulo Report was presented by the end of 2018 to 30 Brazilian municipalities. It was in the context of the Barcelona Smart City Expo and it has been an important part of this journey.

One of La Salle Technova Barcelona’s startup, Eixos is following its internationalization roadmap. EIXOS Economic Observatory, is now mapping cities on five continents in order to produce a sample that would be scientifically considered representative enough to talk about retail on planet Earth. After mapping tens of cities in Europe, EIXOS started mapping cities in South America. The EIXOS São Paulo Report was presented by the end of 2018 to 30 Brazilian municipalities. It was in the context of the Barcelona Smart City Expo and it has been an important part of this journey. To do that, more than 50,000 commercial establishments have been visited, classified and mapped at the beginning of 2018 to carry out the first report on the commercial health of urban commerce in the main cities of São Paulo. Some of them are now EIXOS new clients.

The study shows the average occupation of commercial premises in the areas visited, measured according to the Trade Tissue Profit Index, is 88.2% (IATC 88.2). This means that, on average, these areas have a very high commercial occupation, with an IATC> 80. By cities, Santos is the one with the highest commercial occupation (IATC 94.72) and Campinas has the lowest (IATC 77.78), with a commercial desertification principle that requires specific monitoring.  The average commercial attraction, expressed through the Index of Commercial Attraction, is 22.8% of commercial activities that generate attraction (articles for the person, articles for the home, culture and leisure) of visited establishments. This expresses that there is a good commercial service, and that in the visited areas you can buy everything.  Jundiaí is the municipality with the most commercial attraction on average, with an IAC 25.81, followed by São Paulo (IAC 24.41). Commercial services (hairdressing salons, banking offices, travel agencies, technical and professional services, etc.) are the predominant commercial activity, with 28.3% of the total number of establishments visited. Then the hotel and catering (20.4%) and services to private transport (13.2%).

In São Paulo, Santos and Campinas, the predominant commercial structure is the mesh, with groups of parallel and perpendicular streets full of homogenously distributed shops.  In Jundiaí the commercial structure is clearly a main axis and some secondary streets (structure of type High Street). São José dos Campos presents a mixed structure, with scenarios of both types, of commercial mesh and main commercial axis. The most attractive commercial axis of all the visitors is Rua Oscar Freire of the city of São Paulo.

With the results of the report, it is possible to say that the health of the commercial areas of these cities is good or very good, both in terms of employment and the diversity of supply and commercial attractiveness.

Next stop will be the New York City EIXOS Report  2019, that will be released this autumn in order to have an exhaustive map of the most important city in North America.

EIXOS is also aiming cities in Asia and Oceania, and intends to collaborate with local companies and institutions, like RMIT, in order to do that.
